Today is March 1st and the spring real estate market is officially upon us! If you are either buying or selling a home this spring, today, we talk about what must be done right now so you can be under contract with your home within the next 30 days, with the hope of being closed 30-60 days after that!   • Finalize last minute minor projects
    • Landscaping
    • Power washing the deck or the siding on the house
    • Painting rooms
    • Changing light bulbs throughout the house
  • Preparing for the house to go live on the market
    • Finalizing the seller disclosure
    • Working with your realtor to schedule the photographer to come and take photos of your home
    • Getting a spare key made for the lockbox
  • Preparing for showings!
    • What does the daily routine look like for showings?
    • Where are you going for showings?
    • Will there be an open house?

  • Mentally preparing for the whirlwind of activity that is about to happen!
• BUYERS:
  • GET PRE-APPROVED!
  • Don’t spend your money!

    • Once you are under contract, be prepared to have nightly “homework!”

• Notes to consider if interest rates fall this spring/summer market:
  • More buyers will be introduced to the market
  • Still dealing with low inventory issues
  • Buyers – put your best foot forward, but don’t sacrifice what you don’t want to sacrifice (i.e. seller assist, inspections, etc.)
  • Sellers – don’t be greedy!
