When someone says "Vancouver is too expensive"

The cost of real estate in Vancouver is high, no doubt. But I don't think it's that expensive to live here otherwise.
Part of this video I was speaking to another mortgage broker and talking about how as a mortgage broker in Vancouver, if you're smart with your money and invest properly, you can net out nicely after even 10 years.
But I know plenty of mortgage brokers and realtors in the city that don't have much - if anything - to show for the money they made. It seems common sense to say that buying a Toyota instead of a Lexus will save you money - but honestly in my experience it hasn't really been common.
And mainly my point here is to not spend money where you don't need to and in expensive cities like Vancouver, London, New York, etc, this needs to be common practice.
