In the hot Milford seller’s market, how do you make your home offer stand out from the rest? Here are four steps I suggest you take.
The Milford market is extremely hot this fall, and as a home buyer, it’s likely that you’ll find yourself in a multiple offer situation. Here are a few tips to help make your offer stand out to sellers and win you the home you want:
Be simplistic with your offer. Less is more when it comes to your offer. Focus on the basics, write as strong an offer as you can based on the guidance of your buyer’s agent, and don’t let cosmetic issues concern you. If you’re a first-time home buyer, don’t worry about the cracked tile in the floor or asking for extra contingencies. Make sure your offer is clean, basic, and as aggressive as possible.
Consider writing a personal letter to the seller. Take the time to either write a personal letter to the seller or, even better, ask your agent to shoot a video message in which you tell the seller how much you love their home and how you plan on continuing their legacy of proud homeownership in the property. A personal video message, which is even more powerful than a personalized letter, is going to have a major impact on the presentation of your offer. Just like a letter, you can’t guarantee that the listing agent will share it with the sellers, but I guarantee you that a listing agent has never received a personalized video from a buyer to the seller.

After the wake of the devastating storms in the Gulf area and the Caribbean, it’s a good idea to have precautionary measures to protect against floods. Here are eight things you can do to guard against the worst. Buying a Milford home? Get a full Home Search Selling your Milford home? Get a free Home Value Report Today we’ll be talking about eight things you can do to protect your home against flooding. Given all the crazy weather and disasters that have happened recently, I thought it would be a good topic for you to learn about. 1. Get flood insurance. This kind of insurance isn’t all-encompassing, but it’s a great protector, especially if you live near or inside a flood zone or somewhere below sea level. Find out the cost and look into the coverage to see if it’s a good option for you. 2. Move your important things to higher ground. If you live in an area where water can seep into your basement, work on getting things to higher ground—stack items on pallets or cinder blocks to keep them above the level where water can damage them. If you have a stone foundation, water can get into little openings and gaps and pour into your basement. Go around the exterior of your home and patch up any areas where you feel this could be an issue. 4. Clean out your gutters and drains. If your downspouts sit by the foundations, get extensions for them so they don’t release roof water right by your foundation. 5. Install a backflow preventer. If flooding impacts water levels and causes your sewer to back up, it can be a disaster. A backflow preventer will lock down as sewage is forced backward into your plumbing, so you won’t have to worry about the mess and damage it might normally have caused. Call your plumber to get an idea of what a backflow preventer will cost. 6. Do a major retrofit. If you own a home that is close to a body of water and you don’t want to move, you may have to do a major retrofit. Friends of mine in Maine who lived by the ocean actually had to have their home raised up on what were essentially piers, so that water could flow under it and not damage the property. This can be very costly, but it may be necessary if you live in such an area. 7. Purchase a battery-powered sump pump. Putting in a sump pump will direct the water away from your home as it starts to rise up, which keeps groundwater flowing out, and not coming into the home. Make sure the hose that brings the water out is extended far away from your house. 8. Can you make any changes to your landscape? This is one I see quite often, especially in our area. Some people have a negative grade to their landscape, where the land is flowing down toward the house. Sometimes you won’t be able to address this without a lot of major retrofitting, but other times it can be easily dealt with, if you can add some grade to cause water to taper away from your house. What is the cost of the association? What are the monthly costs going to be and what will be included in the membership? Understand what you’re actually paying for and what you’re obligated to do in regards to maintenance or upkeep. There are certain HOAs that are going to take care of all the groundskeeping, and others that will require you to take care of it yourself. 3. What are the rules? Understanding those rules and regulations will help you make a better decision about the neighborhood you’re moving into. Sometimes it will be in regards to what facilities you can use and when they’re open. Other times it will be about which days you can set out your trash, where you can park specific vehicles (or if you can park commercial vehicles in the driveway at all), and other regulations. If you don’t follow the HOA rules, then it could result in fines or expulsion from the HOA. For example, needing a new roof obviously isn't ideal, but it won't disrupt the building. First, inspect all your brick and stone patios and walkways. Hardscapes and brick material can freeze and shift over the winter, so make sure you fix that for both safety and aesthetic reasons. Second, feed your lawn. We’ve been lucky so far because this spring produced plenty of rain, which wasn’t good for your outdoor activity schedule but good for the grass. The season is upon us to grill and barbecue. Fourth, mulch your flower and vegetable beds. You may be a few steps ahead of me with this tip. Lastly—and most importantly— get your grill in gear! I love to grill pretty much all season, and if you’re like me, there are a few maintenance tasks you need to take care of with your grill. Check your grates to make sure they’re clean and in good condition. Also check all the heat diverters in the grill, the propane hookups, and the drip pan. If your igniter switch is faulty, you can go to your local hardware store, buy a new one, and ask a professional how to install it. This will add years to your grill’s lifespan and allow you to enjoy your backyard in style. Get a free Home Value Report More open houses are popping up as we get into the spring market, so today I want to go over proper open house etiquette for homebuyers. 1. Can I use the bathroom? If you gotta go, you gotta go. However, if there are a lot of people at a showing, you want to make sure you’re not hindering their ability to see the property. If you do use the restroom during a showing, make sure you leave it how you found it! 2. Can I bring my coffee? Most everyone in the current buyer pool loves their coffee. If you need that morning or mid-afternoon pick-me-up, make sure it’s in a container with a lid. You don’t want to be walking around someone’s home with a mug full of coffee. 3. Can I bring in my food? No. Never bring in food during a showing. Never take a selfie with a property. 4. Can I peek in the closet? Of course! You’re looking at the home with the possibility of purchasing it, which means you need to know what sort of space the home offers. Just remember to be mindful when peering into personal spaces. For example, don’t open the drawers of dressers or go through anything that won’t be staying with the property. Also, on the subject of respecting privacy and personal space, never take a selfie with the property. 5. Can I sit on the furniture? If you want to sit for a second to get the feel of a room or if you have a health condition that hinders your physical capabilities, it’s fine to take a seat. Also, don’t be afraid to compare prices and services different home inspectors offer. 2. Home inspections are not meant to point out cosmetic flaws. Many people will get hung up on a rip in a rug or a crack in the tile. Cosmetic repairs of that nature will be addressed by yourself and your agent, not by your home inspector. 3. A home inspection covers the basics. It will cover the condition of your systems, such as your HVAC, and structural issues of any kind. It will also cover any potential maintenance issues. You’re paying for the inspection, so make sure you follow along with the inspector and listen to everything they have to say. 4. The home inspector is not responsible for things they can’t see. For example, if you buy a home and there is an issue found behind the walls years later, the home inspector is not accountable for that. You need to be comfortable with the home inspection as a whole because there are going to be certain parts of the structure that just can’t be seen. Here are four essential steps you can take so that your home sale goes off without a hitch: 1. Remove any pets from the home during any showings. Having a dog that’s upset and lurking around, for example, while a buyer is walking through the house represents a huge liability if worse comes to worse and that dog decides to bite that buyer. Here are four things I would focus on if I was getting ready to list my home: 1. Decluttering. I walk into homes all the time that are cluttered. When you have lived in a place for a while (or you have kids), this happens. When you get ready to sell, however, you should do all you can to declutter your rooms and get all the little items and knick knacks out. If you can stack things neatly in a spare unfinished room or a garage, that’s great. You could also invest in a storage pod or storage locker while you show it. 2. Flooring. This is another area to really focus in on. It’s one of the first things potential buyers will take note of. If your flooring is outdated or damaged, it makes the rest of the house look bad. You don’t have to have brand-new flooring or high-end carpet, but giving everything a deep, professional cleaning will pay dividends in the end. 3. Paint. Fresh paint goes a long way.
